CRITERIA FOR RENTING

Application Fee

A Credit Report will be obtained by the landlord. A $50.00 application fee must be included for each application submitted. Only cash, certified funds, Zelle or Venmo (Zelle or Venmo is preferred) will be accepted. Any application submitted without the required processing fee will not be processed.

No Co-Signers

No co-signers will be accepted, with the exception of a co-tenant.

Required Documents

All prospective tenants must submit a completed application with a photocopy of:

  • a) Driver's License
  • b) Social Security card
  • c) 2 most recent proof of income statements (i.e. payroll check stubs)

Email Address

Make sure your email address is clear and legible, as it will be provided to SmartScreen to process your credit application.

Pets

NO pets allowed unless disclosed at time of making application. Pet deposit and additional rent may apply.

No Prior Evictions

NO prior evictions.

Payment

NO 3rd party checks accepted.

Valid Identification Required

All prospective tenants must have valid identification. Applications must be complete and signed, and the screening fee must be paid (cash, certified funds, Zelle or Venmo only).

Total Package Review

No prospective tenant will be eliminated on any one item alone. The total package will be reviewed and a decision will be based upon the entire package. If you are deficient in some area, this can usually be made up by an increase in the security deposit as allowed by law.

Credit Reports via SmartScreen

To run credit reports, a company named Clear Screening and their program SmartScreen is used. This program requires an email address — SmartScreen will send you a link to complete and confirm the request, verifying your identity and authorization. If you do not have an email address, a credit report can be obtained through an alternative source at an additional cost of $25.00.

Applicant Information

Full legal name, date of birth, driver's license, contact information, current and previous addresses.

Occupants & Pets

Names of all occupants who will reside in the unit, pet information, and vehicle details.

Residence History

Current and previous landlord information, rental amounts, and reason for leaving.

Employment & Income

Current employer, position, income, and employment history for the past two years.

Credit & References

Bank accounts, credit references, nearest relatives, and personal references.

Acknowledgement & Authorization

Applicant signature authorizing credit and background screening, and agreement to screening fee terms.
